Welcome to Hedgerow Culbertson Run!
We are a small community located near Downingtown, PA. We have a self-managed HOA board of (5) members with standing committees such as a nominating committee, and other project or task-based committees such as landscaping and street paving committees.
Our community consists of both (143) single homes and (33) townhomes on 14 courts/cul-de-sacs, with amenities such as a community pool, clubhouse, tennis courts, a basketball court, and a pond.
We are roughly 3 miles from the Rt. 30 bypass and 10 minutes from the PA turnpike. Situated on Rt. 322, in East Brandywine township, we are surrounded by mostly open land, and are within a short drive of Marsh Creek, French Creek and Hibernia parks.
HOA Responsibilities – Maintain common ground, maintain courts/cul-de-sacs including snow removal. *Hawthorne Drive is the main road through the neighborhood and is maintained by East Brandywine Township. Maintain common elements – clubhouse, pool, recreation facilities, dam, and ponds/basins.
** Unique to townhouses on Hastings and Wyndham CTs – maintain street lights, parking lots, walkways on common ground, dumpsters (dumpsters are emptied on Tuesdays and Fridays).
Single Family Home trash/recycling service is provided by the township. Details:
- Tuesday is trash/recycling day. Best to put those items out the night before as collection times may be very early on Tuesday mornings (may also be very late).
- Garbage pickup is a township service, not part of the HOA fee.

- Annual fee for trash removal is $165.00 per residence, itemized on your real estate tax bill.
