- Sheds
- Whether a new shed or a replacement shed, plot plans and design must be submitted to the HHA board for approval. Likewise, the homeowner must apply to the Township for the required permit for the shed to determine they meet the required setbacks, etc.
- Fences
- Whether a new fence or replacement fence, plot plans and design must be submitted to the HHA board for approval. Township code also applies – no fence or wall erected within any required yard area shall exceed six feet in height unless that portion of the fence or wall which exceeds six feet in height has a ratio of open area to solid area of at least four to one (4:1). For fences greater than six feet in height or greater, a permit from the Township is required.
- Garages
- For an accessory structure, such as a garage (attached or detached) the procedure is slightly different. For our HOA, plot plans and design must be submitted to the HHA board for approval. Regarding the township approval process – The Hedgerow/Culbertson Run community was approved in the early 1970s as a Planned Residential Development, or PRD. The terms of the PRD were specific to the layout of the community, including the footprint of the dwellings, and clubhouse. To construct an addition to the dwelling (for example, a sunroom) or detached garage, a conditional use hearing would need to be held before the Board of Supervisors, in order to modify the footprint for the property from the originally-approved land development plan.
- Roof/Siding
- Changes to roof & siding, including replacement must be approved by the HOA Architectural Committee. Residents must submit plan and design which includes intended color scheme.
- Driveway Expansion
- When expanding a driveway, plot plans must be submitted to the HOA for approval. Plot plans must include property lines, which may require an updated property line survey. No township review/approval is required.
- Construction Noise
- Per East Brandywine Township Code section – 399-84 Noise Standards – typical residential construction work must occur between the hours of 7:00am – 10:00pm.
