Hawthorne Drive Preliminary Plans
Here are the latest plans for the stormwater improvements in Culbertson Run Development along Hawthorne Drive. The design is about 90% complete.
There are fewer trees planned to be removed than the previous plan by relocating the basins within the road. There will be additional inlets along the road to capture stormwater and direct it into the basins. The township would also need grading easements from some of the residents along with the HOA. These grading easements would permit the township to move the swale back into the Township right-of-way, as it is believed that the swales have moved into some of the yards due to the location of the trees. The preliminary design has a short landscape wall in two locations to help with grading, there is also a proposed 8” concrete curb between Lambeth and Chapel Courts.

Next Open Meeting – Budget and Reserve Fund Study Presentation
Our next open meeting is Wednesday, December 13th at 7:15PM at the Clubhouse.
We will be presenting the reserve study based upon this presentation created by Reserve Advisors and discussing how our budget and HOA dues must be adjusted to achieve the funding required to maintain our common elements such as common grounds, the pool, clubhouse, roads, etc.

HHA Reserve Fund Study – Report
Back in September, the HHA Board commissioned a reserve fund study through Reserve Advisors.
The goal of the study was to inventory our common elements and provide a maintenance cost projection for the next 30 years. Common elements with major maintenance requirements that must be budgeted include our roads, the pool, the clubhouse, and also our playground, pond, and tennis/basketball/hockey courts.
Other elements that must be funded for the townhouses include the street lights, dumpster enclosures, mailbox kiosk and retaining walls.
The link to our reserve fund study report is below. We recommend that you read some background material on HOA reserve funds and reserve fund studies to assist with understanding the report. We plan to present and discuss the reserve fund study at a future Open board meeting.
